Is Hattiesburg a Buyer's Market Right Now?
Current Hattiesburg-metro data — days on market, inventory, and price cuts — and what a buyer's market actually means when you are the one selling.
Short answer, from the June 2026 data: the Hattiesburg market is tilting in buyers' favor. Inventory is up, a third of listings are cutting their price, and sellers are competing for a limited pool of buyers. Here is what the numbers say and what they mean depending on which side of the sale you are on.
The three numbers that define a buyer's market
- Inventory is rising. The Hattiesburg metro had 544 active listings in June 2026, up from 442 in January. More competing listings means more choice for buyers and more waiting for sellers.
- A third of sellers are cutting. 168 of those 544 listings — about 31% — reduced their asking price in a single month. Price cuts at that scale are the clearest buyer's-market signal there is.
- Homes still take nearly two months to go under contract. The median was 53 days in June. That is an improvement over January's 73, but it is time on market before a financed buyer's 30–45 day closing process even starts.
What a buyer's market means for buyers
Leverage. More listings to choose from, less pressure to waive contingencies, and sellers who have already cut once are usually willing to negotiate further. If you are buying in Hattiesburg right now, patience is being rewarded.
What it means if you are the one selling
The same leverage, pointed at you. In a buyer's market the houses that sell smoothly are the move-in-ready ones — updated, inspection-clean, well photographed. Houses that need work compete against those listings and lose, because a buyer who can choose between ten homes does not choose the one with a repair list.
Practically, selling a house that needs work in this market tends to mean some combination of: a longer wait than the 53-day median, at least one price reduction, inspection-driven renegotiation, and carrying the mortgage, taxes, insurance and utilities the whole time.
The part of the market that does not move with the cycle
Direct cash sales work the same in a buyer's market as in a seller's market, because there is no waiting for a retail buyer at all. If your house is in good shape and you have time, list it — even in this market, well-presented homes sell. If it needs work, or your timeline is measured in weeks rather than months, a direct sale removes the exact steps a buyer's market makes slower.
